We are a professional property management company specifically created to work with the intricacies of the small to medium sized multi-family apartment complexes and duplexes. We oversee all day to day operations including leasing, rent collection, monitoring renewals, handling all facets of maintenance from grounds pick-up to minor make-readies to work orders and providing 24/7 on-call service as well. We handle all financial aspects of the property like bill paying, collecting and depositing of rents, and, if requested, managing a reserve account for taxes, insurance, and potential capital improvements. Pricing for our services including maintenance and administration services is a flat fee based on the number of units to be managed. For owners with less than 4 units, we offer a “per call” service plan to cover maintenance issues; this cost is $25 per call and $50 per month for administration. Owners with 4 to 10 units the monthly fee is a flat $400 for both the administrative and maintenance services, for complexes from 11 up to 25 units the fee is $700 per month and for owners with 25 to 49 units, the fee is $1000. However, a customized management plan is available for larger complexes over 50 units as well. We strive to be flexible, affordable, and available. The only additional expenses would include utility costs and any parts and/or supplies needed for repairs or make-readies..
